Title
A title is the foundation of property ownership. It is the owner’s right to possess and use the property. At Security First Title of Florida we go above and beyond to make sure this foundation is built right. We are fully prepared to work with you from the beginning of your transaction all the way through to conclusion.
Remote Online Notary
A remote online notary is a commissioned notary public who is also authorized to perform notarizations online using audio-video technology standards that meets the requirements. We can offer this to the general public as well as banks, law offices, and other businesses.
Title Insurance
Title insurance provides coverage for certain losses due to defects in the title that occurred prior to your ownership. The seller can give you only those rights that have been previously received by him/her with good title. Title insurance protects against such prior fraud or forgery that might go undetected until after closing and possibly jeopardize your ownership and investment.
Mobile Closings
A mobile closing gives you the flexibility to close in the location that is easiest for you. We will meet you at a convenient location for you with the closing package and make sure that all the documents are reviewed, signed, and notarized prior to leaving you.
Written Searches
A report and examination of the public records disclosing the current facts and documents recorded pertaining to a specific piece of property or parcel.
Construction Escrow
Upon purchasing a title policy we do offer a construction escrow for new construction property. This service is used for paying bills received by the general contractor for labor and materials for the construction. Documentation will be prepared for signature and proper lien waivers obtained at time of disbursement.
1031 Exchange Services
Also known as an IRS Section 1031 Exchange, a Starker Exchange or Like-kind Exchange, is a way of structuring a sale of certain kinds of property so the seller’s profit or gain is not currently taxed. Instead, the property sold is replaced with another “like kind” property. If the transaction is properly structured, the seller’s profit or gain is deferred to a future date. These transactions are governed by Internal Revenue Service (IRS) rules, Section 1031.
Insured Closing
An insured closing is provided when we are acting as the disinterested, third-party in a transaction where money is exchanging hands, known as the settlement or consummation. Our nationally known underwriters will insure any title-related issues arising out of the settlement that directly affects the property.
After Hours Closing
We are able to accommodate a closing before or after our normal operating hours.
Criminal/Civic Search
A search performed on a specific individual’s criminal and civil actions.
